A Bahamas Mansion Surrounded by Water Lists for $40 Million

The contemporary home is the priciest currently on the public market in the island nation.

A contemporary mansion that abuts the crystal clear waters of the Bahamas has come to the market for close to $40 million.

At $39.49 million, it's the most expensive home on the open market in the country, according to the Bahamas MLS. Another property, a $75 million estate, has made headlines but has yet to hit the public market.

Known as Apsara, the pad is within the exclusive Old Fort Bay gated community, a roughly 30-minute drive for the center of capital city Nassau, on New Providence Island.

Perched on an elevated parcel of land with 150 feet of private oceanfront on one side and 150 feet of private canalfront with a boat-lift and a dock, on the other, the eight-bedroom house "is as inviting as it is show worthy," said listing agent Matthew Marco of BOND Bahamas.

"Every time you walk through, you see another detail that you had not noticed before, including the oversized loggias designed for seamless indoor-outdoor living," he said. "She truly lives up to her name, which in Indian mythology means angels of dance and song."

Designed with clean and contemporary lines, the estate has an open floor plan that wraps around its tropical interior courtyard. There's walls of glass; terraces; a custom gourmet kitchen; a glass-enclosed wine cellar with space for up to 876 bottles; and a fitness center.

Plus there's a koi pond, an outdoor steam room, a commercial grade elevator, multiple garage and motor court spaces, an oversized infinity pool and direct access to the home's private sandy beach, according to the listing.

"The property alone, at just under an acre in Old Fort Bay with water on both sides, is like a private oasis. Add a house of this caliber, equipped with the finest of everything, and we are shopping it to the top 1% of the world market," Marco said.

Mansion Global couldn't determine who is selling the home.

The private gated community and member's club of Old Fort Bay was established in 2002, on the site of a former 18th-century British colonial fort.
