Dubai's Latest Luxury Developments Include Man-Made Islands and Rooftop Opera Pavilions

The city's booming real estate market has seen rising demand for branded residences in particular.

Dubai's real estate market ended 2022 on a high note and the boom has continued so far this year with an influx of affluent foreign buyers eyeing high-end properties in the desert city.

Total transaction volume in Dubai's residential market reached 9,229 in January, marking a growth of 69.2% compared to a year ago, according to a report by real estate group CBRE. Average residential prices in the city grew by 10.6% in the year through January, with average apartment prices up by 10.3% and average villa prices increasing by 12.9%, according to the report.


DAMAC Bay by Cavalli, Dubai International Marine Club, Dubai Harbour


Located on the highly sought-after Dubai Harbour, DAMAC Bay by Cavalli is a 42-story, three-tower luxury residential project where residents will have views of the pristine Arabian Sea and the iconic man-made island Palm Jumeirah.

The project features interiors designed by Cavalli, an Italian fashion firm that is known for its bold design style. The development boasts a marine theme with decors featuring seashells, pearls and zebrafish patterns, along with an exterior that pays homage to serene ocean waves. All 736 units across the three towers offer sea views.

The highlight of the project is a grand water fountain located in the central tower. Synced to opera music, the enormous fountain provides a water show that can be enjoyed from residents' homes or from miles away.

Future residents of DAMAC Bay will enjoy access to a white-sand private beach, an exclusive Cavalli-branded resident lounge, infinity pools and a water maze. Many high-end restaurants and stores are also within walking distance.

Sales of DAMAC Bay by Cavalli's towers A and B were launched in January, while tower C kicked off sales in February.

Baccarat Hotel & Residences, Burj Khalifa Boulevard, Downtown Dubai


Offering uninterrupted views of some of the iconic attractions in Dubaiā€”the world-renowned Burj Khalifa, the Dubai Frame, Al Fahidi Fort and the Dubai Creekā€”Baccarat Hotel & Residences will be the first location in the United Arab Emirates for the New York-based hospitality brand that originated from the 250-year-old Baccarat crystal brand.

The Baccarat branded project will be situated in an angular-formed, two-towered building that features glimmering glass facades decorated with Baccarat crystal. The project will host 144 hotel rooms and suites, 49 Baccarat branded residences, and four food and beverage outlets.

With easy access to both the new and the old Dubai, and in close proximity to Dubai Mall and the Dubai International Financial Centre, commonly known as DIFC, future residents at Baccarat will live in close proximity to fashion, art, food and entertainment.

The project is owned by Shamal Holding, a diversified investment firm in Dubai, and will be developed by H&H Development with the New York-based architectural firm Studio Libeskind and interior design studio, 1508 London.

The project was launched in February and is slated to complete in 2026.

SO/ Uptown Dubai Residences, First Al Khail Street, Uptown Dubai


Located at the heart of "new Dubai," SO/ Uptown Dubai Residences takes up the top 28 floors of the 340-meter-tall, 81-story Uptown Tower, which is the first tower to be built within the Uptown Dubai district.

The project will be the first residence in the Middle East under hospitality giant Accor's new, style-focused SO/ brand. Home buyers can choose from 227 high-end homes, in a range of layouts, including one-, two- and three-bedroom apartments, as well as four-bedroom duplexes and penthouses.

Designed by Chicago-based architecture firm Adrian Smith + Gordon Gill, all units at SO/ Uptown Dubai Residences have views of the Dubai skyline and the modern elegance that comes with all SO/-branded properties.

Residents will have access to an indoor pool, a gym, a kids club, a sky lounge and a multipurpose hall that also serves as a private cinema. They will also enjoy membership in the AccorHotels' exclusive Le Club privileges program.

SO/ Uptown Dubai Residences launched sales in late February.

Lanai Islands is the latest addition to the Tilal Al Ghaf community, which will include 6,500 freehold apartments, townhouses, bungalows and luxury villas upon completion.

Once finished in 2026, Lanai Island will be the first of two private islands in Tilal Al Ghaf and will feature 13 new seven- and eight-bedroom ultra-luxury mansions designed in collaboration with South African architecture studio SAOTA, and Kelly Hoppen, an award-winning London-based interior designer.

Lanai Islands sits on a private island in the middle of the Lagoon Al Ghaf, a 70,000-square-meter (754,000 square feet) swimming lagoon, with 400 meters of beachfront and 1.5 kilometers of waterfront.

Additional facilities within the Tilal Al Ghaf community include retail units, a boutique hotel, a health clinic, three nurseries for kids, and three residents clubs overlooking Lagoon Al Ghaf.

Lanai Islands launched sales earlier this year, and two of the most expensive mansions have already been sold for AED 91 million and AED 90.1 million.
