n the posh Cotswolds, a pastoral swath of South West England, beloved for its charming villages, historic towns and rolling countryside, a picture perfect 17th-century manor house has hit the market, asking for offers over £10 million (US$11.38 million).

Rookwoods, as its known, stands at the center of a nearly 50-acre estate that is nestled in the heart of the Cotswolds, which at 787 square miles, is the largest Area of Outstanding Natural Beauty in the country, having been designated for conservation due to its significant landscape value.

The home "is the ultimate Cotswolds estate to simply escape from it all," said Ed Sugden, director of Savills country department, which shares the listing with Knight Frank.

Built from local Cotswold stone-a Jurassic limestone that gives the manor the honey-colored hue that is a hallmark of homes in the area-Rookwoods has been renovated and expanded by its owners, Mr. Sugden said.

Throughout the home are mullioned windows, exposed ceiling timbers, fireplaces, and wood and stone floors, and at its heart is a kitchen that acts as a "functional family hub, which is often high on a list of our buyer's requirements," he added.

Outside, there are stables, two cottages, two apartments and a traditional-style barn was built in 2006 that houses a games room and an Art Deco-style cinema designed by U.S. theater designer Theo Kalomirakis.

"Rookwoods is a perfect amalgamation of traditional country living with contemporary, beautiful entertaining spaces," said listing agent James Walker, head of Knight Frank's Cirencester office.
